Developers of Crested Butte Hotel withdraw rezoning request

Project goes into limbo

The development group that had asked the Crested Butte Town Council to rezone the four blocks along Sixth Street on the northwest side of town has withdrawn that request.

In an email sent to the town Building and Zoning Department on Thursday, March 31, development group architect Gary Hartman informed Bob Gillie, Crested Butte building and zoning director, that while they wanted to express their “appreciation for the time involved from council, staff and BOZAR regarding our recent application requesting a zoning change for the CB Hotel Property (Sixth Street Station)” the group had “decided to withdraw this application and not pursue the requested zoning change with council any further.”

Sixth Street Station had asked the council to change the zoning from B-2 to T (Tourist) so that a larger building could be constructed on the land. The developers had proposed a 63,000-square-foot hotel. Under the B-2 zoning, the size of the building was limited to about 43,000 square feet.

The council had asked the Board of Zoning and Architectural Review (BOZAR) for a recommendation on the request and at the March 24 meeting, BOZAR voted 6-0 to recommend the council deny the rezoning request.

The Crested Butte Hotel proposal called for two large buildings with two parking lots on the end blocks to the north and south of the structure. The hotel would have accommodated 32 condominiums that contained 59 suites or 88 “keys” on the property, along with a small bar, some employee housing and a conference room.

The development group currently has an approval for a hotel and commercial development on the site but that includes underground parking that is prohibitively expensive.

Hartman said the group did not have any further comment on the decision to withdraw the rezoning request or the status of the project.
