Timbers condos close to move-in ready

Around a dozen units purchased by locals

On May 3 the town of Mt. Crested Butte approved and amended a plat and declarations for the Timbers, a condominium development in what was previously the Marcellina Apartments. The changes primarily covered seven deed-restricted units, some which moved location within the building.

“The plat shows the new improvements on the exterior up to date. And there are seven restricted employee housing units and five have moved from the bottom floor to the top floor on the west side and two remained in place,” said Carlos Velado, community development director for Mt. Crested Butte.

Other changes to the documents covered interior improvements and ensured that both the plat and declarations were consistent with previously approved covenants and the actual scope of work done in the building.

Units are already under contract, and the developers hope to have owners occupy their residences by mid-June. Mt. Crested Butte mayor Todd Barnes wanted to know if the town was prepared to allow that.

“There is still some stuff that needs to happen to get that final CO [certificate of occupancy]. They’re primarily in the finishing stage but it still has to be done. That’s their goal and our goal as well, but at this point I would not say it’s guaranteed,” Velado said.

At least five market units and two restricted units were under contract with local individuals at the time of the meeting, meaning that around a dozen units will ultimately be filled by locals. Councilmember Danny D’Aquila wanted to know if the building was a value to the town.

“If we’re working off of high occupancy of that building, it’s always going to be a revenue generator,” said Velados. “One question is that the housing need is vital for us right now. We probably did take a bit of a hit on that with this, but I still think overall, with building aesthetics and everything that came with it, it’s a plus for the town.”
