Hunter Ridge Parcel clears first hurdle

Mt. CB Planning Commission makes conditional recommendations for approval

The Mt. Crested Butte Planning Commission approved the first phase of the sketch plan for the proposed Hunter Ridge subdivision proposal.

The proposal calls for seven home sites on 10.28 acres of property on the south side of Hunter Hill Road which is not yet annexed to the town. The annexation request is in the subdivision sketch plan review process. The need for a new subdivision, the location, the slope and foundation of the parcel are all concerns that have stirred up Mt. Crested Butte residents, some of whom have actively opposed the subdivision.

The Planning Commission members listened to two hours of public comment on Wednesday, May 16 before making their decision, and made a conditional recommendation of approval for the Town Council on the subdivision sketch plan.

According to community development director Carlos Velado, conditions include: a more detailed analysis and foundation recommendations must be provided for consideration at the preliminary plan; information on the ownership and usage of land below the feeder road must be provided on the drawings submitted for the preliminary plan; and an access agreement from Snowcastle condos must be included in the preliminary plan.

The initial Planning Commission’s recommendations will be considered by the Town Council after a public hearing scheduled for June 19.
