CB South property owners still can vote on height limitations

The final push is on

Dues-paying members of the Crested Butte South Property Owners Association have just over two weeks to submit their ballots on the proposed amendment to Covenant 24.03 dealing with height limitations in the subdivision’s business district.

If this amendment passes, it will allow for a maximum building height of 43 feet for flat roofs and 45 feet for gabled roofs in the Block 6 commercial district of Crested Butte South. It will also permit three floors to be constructed in those buildings, a move that synchronizes the Crested Butte South covenants (which states a two-story max) with the what the county and the POA approved in 1998, that being three floors.

This is a significant height increase from the current maximum building height of 36 feet. Some of the property owners in the district have requested the vote approval, saying it will make it easier to provide housing on the top floor while providing business or commercial space on the bottom two floors.

In order for this amendment to pass, 50 percent plus one of the ballots must come back in favor of the proposed change. With the 949 ballots sent out in August, 475 ballots must come back in favor of the amendment in order for it to pass. So far approximately 37 percent of the ballots have been returned, but there has been an initiative to get in touch with dues-paying POA members who have not yet returned their ballots. “We are making a big push via email and phone,” said Crested Butte South POA manager Dom Eymere. “Ballots are coming back at a steady rate now.”

Eymere also says regardless of whether the amendment passes, construction will not be delayed in Block 6 of Crested Butte South. With two lots breaking ground this fall, the Crested Butte South master plan for Block 6 is well under way.

Ballots are due back on Wednesday, October 31, 2018 and the results of the vote will be announced on Thursday, November 1.
