Hunter Ridge application moves forward

Planning Commission drafting recommendation of approval

During the continued public hearing of the Hunter Ridge major impact sketch plan at the county on October 18, the Gunnison County Planning Commission directed staff to draft a recommendation of approval for the application. 

The proposed development at 45 Hunter Hill Road, located adjacent to the town of Mt. Crested Butte, would include a 16-unit residential subdivision consisting of four triplexes and four single-family homes across approximately 10 acres. Of the 12 units proposed for the triplexes, two units are to be deed restricted as workforce housing. 

Access to the project would come from Hunter Hill Road, which the town owns. The Planning Commission requested confirmation from the town whether the proposed development has legal access of the road, which was confirmed in a letter from Mt. Crested Butte mayor Janet Farmer.

“The road is located within the County and the land proposed for development is also within the County. Therefore, while the Town cannot deny access over a public road, we do believe that the impact of the proposed development as it relates to the road must be evaluated under the County’s Land Use Resolution,” Farmer wrote. “Town requests that any Town road standards which are more stringent be applied to the analysis of the application.” 

The LUR development standards relating to roadways “will require a traffic study, as well as potential mitigation of impacts, if such can be mitigated,” Farmer concluded. 

With town’s clarification, the Planning Commission determined the sketch plan complies with the applicable standards.

In an email to the Crested Butte News, director of Gunnison County community and economic development Cathie Pagano wrote, “There will be conditions applied to the project and preliminary plan submittal related to geologic hazards, snow storage, traffic analysis and roads…”

The drafted recommendation will be reviewed at the continued public hearing on November 15 at 9 a.m.
