—NOTICE OF JOINT PUBLIC HEARING—
CONCERNING A LAND USE CHANGE APPLICATION FOR THE
 SUBDIVISION OF THREE 1.3-ACRE SINGLE-FAMILY LOTS FROM 193-ACRES
8 MILES NORTHEAST OF THE CITY OF GUNNISON  
SECTIONS 28, 33, AND 34, TOWNSHIP 51 NORTH, RANGE 1 EAST, N.M.P.M

HEARING DATE, TIME AND LOCATION: The Gunnison County Board of County Commissioners and the County Planning Commission will conduct a joint public hearing FRIDAY, FEBRUARY 1ST, 2008 at 2:00 p.m. in the Planning Commission Meeting Room, 2nd Floor, Blackstock Building, 221 N. Wisconsin, Gunnison, Colorado, to hear public comment concerning a land use change application for the proposed subdivision.  The applicant is Albert Roper.
PARCEL LOCATION:  The land is legally described as being located in Sections 28, 33, and 34, Township 51 North, Range 1 East, N.M.P.M., Gunnison County, Colorado.  Generally, the property is located 8 miles northeast of the City of Gunnison; approx. _ mile east of Highway 135, on the east side of the Gunnison River.
PROPOSAL:  The applicant proposes to subdivide a portion of 193-acres into three 1.3-acre, single-family residential lots. Water will be supplied by new wells and wastewater treatment will be provided by individual sewage disposal systems.  Access to the individual lots will be via an existing private road from Highway 135.
PUBLIC PARTICIPATION:  The public is invited to submit verbal or written comments at the hearing, or to submit written comments by FAX (970) 641-8585, or by letter (to the Planning Department, 221 N. Wisconsin, Gunnison, CO  81230), so long as they are received by 5 p.m. the evening before the date of the meeting so that they may be submitted for the public record during the hearing.  A copy of the application is available for public review in the Planning Department Office, 221 N. Wisconsin; additional information may be obtained by calling the office, (970) 641-0360.
