TOWN OF MT. CRESTED BUTTE, COLORADO
Please take notice that the Mt. Crested Butte Town Council will hold a public hearing on June 17, 2008 at 6:00 p.m., in the Council Chambers, Municipal Building, Mt. Crested Butte, Colorado.
The purpose of the hearing is for public input on an application for a Major Alteration to the Mt. Crested Butte Town Center PUD III, Phase Two and the PUD III Guide, pursuant to Section 21-510 Alterations, and a preliminary plat pursuant to Section 18-329 Approval of preliminary plan of the Mt. Crested Butte Municipal Code. As part of this major alteration, additional lands, including a portion of Lodge Site 6 (land surrounding the Grand Lodge—approx. 1.86 acres) and Lodge Site 13 (the former Manor Lodge—approx. 2.36 acres) are proposed to be included in the Mt. Crested Butte Town Center PUD III, Phase Two and are proposed to be rezoned from Business to PUD. In addition, certain small portions of land (approximately 0.14 acres in total) located between the proposed PUD and Gothic and Treasury Road right-of-ways are also proposed to be rezoned from Business to PUD III, and will be included in the major alteration process.
Further, this major alteration will include all of the lands from the original Town Center PUD III (20.31 acres); however, there are no proposed changes to the original PUD III or the first amendment to this PUD III (Mountaineer Square and the Cimarron Building are not proposed to have any changes).
The alteration and rezoning will affect the lands collectively referred to as Mountaineer Square North that are generally located east and north of the Grand Lodge. The Mountaineer Square North property is approximately 8.02 acres and is proposed for approximately 402 units and 846 parking spaces, most of which will be located in an enclosed parking garage. The maximum height proposed for the project is 79’.
The specific legal descriptions for the subject property are as follows: Lots RC-1 and SV-5, MT. CRESTED BUTTE TOWN CENTER, according to the official plat recorded August 12, 2005 at Reception No. 556853 of the records of Gunnison County, Colorado. Grande Lodge Crested Butte Remainder Lodge Site 6 according to the replat of Lodge Sites 5 and 6 of the Northern Lodge Sites, according to the Plat recorded July 7, 1997 bearing reception No. 476638
EXCEPTING THEREFROM the following properties: The property platted as the Grand Lodge Crested Butte Resort Condominiums under the Grand Lodge Crested Butte Resort Condominium Map at Reception No. 546964;
The property platted as the Grand Lodge Crested Butte Resort II Condominiums under the Grand Lodge Crested Butte Resort II Condominium Map at Reception No. 567489; and The portions of Lodge Site 6 platted as the Grand Lodge Crested Butte Commercial Condominiums under the Grand Lodge Crested Butte Commercial Condominium Map at Reception No. 546964, as amended at Reception No. 567487, that are within the existing building and that include the swimming pool and pool area and the motor lobby/vehicle entryway. Former Manor Lodge property Lodge Site 13, according to the replat of the Northern Lodge Sites recorded at Reception No. 345913. Excess Roadway Rights of Way (,14 acre) at the intersection of Gothic and Treasury Roads.

In addition to the accommodations square footage of approximately 310,000 s.f. and retail square footage of approximately 90,000 s.f., the PUD III also proposes a 44,383 s.f. aquatic/community center along with approximately 13,500 s.f. of community housing. The application is being submitted jointly by Crested Butte, LLC, d/b/a Crested Butte Mountain Resort (CBMR) and the Town of Mt. Crested Butte as owners of the subject property.
