Affordable Prospect properties filling up

“It’s really coming along as a nice local community”

Another Prospect affordable housing unit in Mt. Crested Butte found an owner this week, as the Town Council approved the sale of Lot 31 at its meeting Tuesday July 20.

 

 

The town of Mt. Crested Butte and Crested Butte Mountain Resort are committed to building a total of 37 affordable units in the Prospect Homestead subdivision. The town is responsible for 16 affordable housing units. Crested Butte Mountain Resort will be responsible for the additional 21 units.
So far, the town has built seven units, five of which have sold or are under contract. CBMR has built six units, and all but one 1,200-square-foot unit are spoken for.
The units are deed restricted, according to town manager Joe Fitzpatrick, and may grow in value only a certain amount each year. There are both income and net worth requirements: applicants have to be an area resident for 12 months, and 80 percent of income must be earned from wages in Gunnison County. Fitzpatrick said the tradeoff is the units are way below market price.
John Sale, CBMR’s director of planning, said the resort will continue to build the units on a “need” basis. Asked when CBMR planned to add additional units, he said there’s “nothing planned for next summer, but likely for the following.
“There is still an interest and demand for the Homestead units. It speaks to the overall layout and requirements for energy efficiency. It’s really coming along as a nice local community.” Sale said.
During the July 20 meeting, Fitzpatrick said the sale on lot 31 was on track to close August 2. Resolution No. 5 authorizing the sale was approved unanimously.
