Amendments proposed for Land Use Resolution

The Board of County Commissioners will conduct a public hearing on February 16 addressing amendments to the Land Use Resolution proposed by the Gunnison County Community Development Department.

Significant changes include the removal of certain structures from the minor impact project section. Structures that will no longer be classified as minor impact projects and therefore will no longer require a minor land use change permit to be constructed include integrated secondary residences larger than 1,200 square feet on a legal lot smaller than 35 acres, detached secondary residences larger than 2,500 square feet on a legal lot smaller than 35 acres, or detached secondary residences larger than 3,500 square feet on 35 acre tracts created after 2001. All secondary residences will now be reviewed as administrative review projects.

Requirements for land use change permits for certain administrative review projects have also been amended. Projects that will no longer require the establishment of a primary residence prior to the issuance of a building permit include the construction of horse/hay sheds 500 square feet or smaller, detached garages/shops 750 square feet or smaller, or two storage sheds 120 square feet or smaller each on a parcel smaller than one acre. Driveways constructed on vacant parcels of land prior to the issuance of a building permit will require administrative land use change permits.

Log hauling over Kebler approved by county 

Log hauling from the old mining town of Floresta near Kebler and Ohio passes was authorized by the Gunnison Board of County Commissioners on January 19. Weather conditions prevented Montrose Forest Products, LLC from completing its timber harvest in 2015, prompting the company to request permission to haul this summer. The company has agreed to pay permit fees and overweight tickets. The Public Works Department will issue a road access permit to the company detailing its conditions and limiting hauling during special events.
