Membership vote on capping licenses

The Crested Butte South Property Owners Association (POA) board of directors is still fine-tuning the language to update its short-term rental (STR) regulations, and decided at last month’s meeting to put off formally adopting the new policies until the next meeting on July 17. 

The board began the process of updating the POA’s STR policies in 2022 and following recommendations from a special subcommittee, created a draft update this past spring. At their June 12 meeting the board worked toward a final draft but had enough changes remaining that they decided to table its approval to give it another round of reviews.  

If adopted, the new regulations would increase STR licensing fees and update  compliance checklists and health and safety requirements. These would take effect in 2025.

The POA board is also preparing to hold a membership vote on whether to cap the number of STR licenses allowed in the subdivision at 20% of the subdivision’s total residences, exempting primary residents renting their own homes or rooms on occasion. A membership vote is required to amend property rights within the CB South covenants. There are currently around 650 homes in CB South, and about 45 STR licenses, which make up about 6% of the total home inventory. The 20% cap would allow up to approximately 130 STR licenses in CB South and exempt primary residents who occasionally rent out their homes or rooms. 

The board decided they will not hold that vote this summer in tandem with the annual meeting and board of directors election. The vote will happen at a later date to allow more time for outreach to the membership.
