Lower Verzuh sketch plan application deemed complete

The sketch plan application for a major subdivision proposed for the Lower Verzuh property near Buckhorn is officially complete and may be moving into the county Land Use Resolution review stage of the planning process in the coming months. 

The Lower Verzuh property is currently ranchland, located between Crested Butte South and Brush Creek Road. Lacy and Dow LLC submitted a sketch plan application to Gunnison County in February and have proposed to subdivide the 450-acre parcel into 301 new residential lots ranging from 1/8 acres to three acres for a mix of denser townhouse/duplex style properties and larger, single family residential properties.

The plan includes recreational spaces, ball fields and a trail system while leaving 50 acres unaltered for continued agricultural use along Highway 135.

On May 18, the Gunnison County Community and Economic Development department determined the application was complete, and on May 23 sent it to referral agencies for review. The agencies, such as the Gunnison Valley Rural Transportation Authority (RTA), Colorado Department of Transportation (CDOT) and Colorado Parks and Wildlife, have 21 days to provide comments. According to Cathie Pagano, assistant county manager for community and economic development, if any questions or concerns arise, the county may flag them and ask the applicant to address or resolve them. After any such potential matters have been dealt with surrounding the referral agencies, it will be sent to the county planning commission for review. The county has not given an estimate of that timing yet.
