Continuity, access and single-family homes
The Mt. Crested Butte Town Council is moving forward with a proposed annexation of a two-acre piece of property near Hunter Hill Road on the south side of town. At the June 17 meeting, the council approved a resolution of eligibility stating that the proposed parcel of land was eligible for annexation and was in line with both town and state statutes.
The two-acre property sits inside a switchback as Hunter Hill Road meanders up the mountain. That two-acre piece is the best access to a half-acre parcel located inside town next to the Timberline condominiums. An unfinished yellow log home abandoned in the 1990s that is starting to succumb to the elements sits on that property. Owners of the half-acre lot have a contract to purchase the two-acre piece contingent upon its being approved for annexation into town. They would then put in a driveway on the two-acre property to access the unfinished house and complete its construction.
As part of the annexation proposal the town has agreed to allow up to four single-family homes on the two-acre property. But that property would have to go through the town’s subdivision process first and there is no guarantee a subdivision will be approved. Both the half-acre and two-acre properties would be rezoned for single-family homes instead of the current higher density, multi-family zoning.
“The annexation is desirable for the town in that currently Hunter Hill Road actually leaves the town’s boundaries,” explained Mt. Crested Butte Community development director Carlos Velado. “Annexing this property provides some continuity within the town.”
The council will consider an ordinance approving the annexation at the July 17 meeting.
