Next step is a joint public hearing in CB

Representatives for Moon Ridge Ranch LLC gave a presentation to the Gunnison County Planning Commission on Friday, February 19 concerning the 13.23-acre subdivision they hope to develop adjacent to the Moon Ridge subdivision, located about one mile north of Crested Butte.
The next step in the process is a joint public hearing with the Planning Commission and the Gunnison County Board of Commissioners, expected to take place in Crested Butte sometime in the spring.
Subdivisions composed of one to four lots are considered minor impact projects under the county’s land use resolution; therefore, the application requires approval by the county commissioners before development can commence.
The proposed development, known as the Foxtrot subdivision, will be made up of four single-family residential lots, each 2.54 to 3.75 acres in size. Gunnison County assistant director of community development Neal Starkebaum explained that this is consistent with Moon Ridge Ranch’s declaration of protective covenants.
“The Moon Ridge development only allows for one single-family residence per lot, so no accessory dwellings will be allowed,” Starkebaum said. “There is also an aggregate maximum size limitation per lot of 5,000 sq. ft.”
If the project is approved, water will be supplied by the Saddle Ridge Ranch Water Estates, and wastewater will be treated by onsite treatment systems.
The applicant also plans to build a road to access the subdivision, which Starkebaum says will be an offshoot of Moon Ridge Lane, which travels east off Highway 135.
Following the joint public hearing, the Planning Commission will make a recommendation to the Board of County Commissioners at a subsequent meeting. At that point it is up to the commissioners to approve or deny the application.
