Commercial district seeing activity

The dues-paying members of Crested Butte South still have a little over four weeks left to submit their ballots on the proposed amendment to covenant 24.03. This amendment would increase the maximum building height in Block 6 of the commercial district of Crested Butte South from 35 feet to 43 feet for flat roofs and to 45 feet for gabled roofs.
In order for the proposed amendment to be adopted, 50 percent of property owners, plus one vote, must vote in favor of the amendment. With a total of 949 ballots sent out, the Crested Butte South POA board of directors needs 475 ballots in favor to be returned in order for this amendment to pass. An absent vote is counted as a no and 35 percent of ballots have been returned thus far. Those who received ballots have until October 31 to submit them.
Covenant 24.03, originally adopted in 1970, defines the allowable stories in the commercial district. In 2005 the Gunnison Board of County Commissioners approved the potential for commercial buildings to be up to three stories tall. This includes the Special Area Regulations for Crested Butte South and allows the community of Crested Butte South to make a decision about building height and form.
Covenant 24.03, however, was not simultaneously updated to reflect this allowance. In an effort to synchronize Crested Butte South’s design standards, the dues-paying members of that community are being asked to vote for or against the amendment. The amendment specifies for the building height maximum to be adjusted only for the interior of the block 6 commercial district.
Dom Eymere, Crested Butte South association manager, says that regardless of whether the vote passes, the commercial district of Crested Butte South will continue to be developed at the quick rate they’ve been experiencing. “We approved four more units last week alone. We’re on the first yard line right now. Once the people have spoken, we can resolve this issue and move forward with the proposed master plan. If it does not pass, it will not hold up construction.”
An on-site visit is being offered to tour the commercial area on Wednesday October 3 at 5 pm. Anyone who is interested in the proposed updates should meet at the POA office building at 61 Teocalli Road. The tour will be led by Eymere, the advisory committee for the commercial district master plan, and the Crested Butte South board of directors.
The results of this vote will be released on November 1, 2018.
