BOZAR gives okay to Grubstake music hall plan

55 payment-in-lieu fees approved

The Crested Butte Board of Zoning and Architectural Review (BOZAR) has approved the concept and architecture for the proposed Grubstake music hall renovation at Third and Elk.

 

 

At the March 25 meeting the board granted the Grubstake LLC architectural approval to rehabilitate, remodel and construct additions to the existing historic commercial building.
The approval gives the developer a three-year vested property right but the fees that are associated with the project could change until a building permit is pulled. The town has not received word on when the developer wants to begin the actual construction for the project.
Under the approval, BOZAR officially okayed the expansion of the conditional use permit for the restaurant / music hall in the B-1 zone. The developers have permission to demolish the rear portion of the building to construct an expansion that will accommodate a dance floor and stage.
The BOZAR agreed to accept 55 payment-in-lieu fees for parking if an off-site location to accommodate the parking cannot be found. Under the town fee schedule, the 55 payment-in-lieu fees would total $715,000. If an offsite location is offered by the developers as a way to satisfy the town parking requirements, BOZAR has the right to review the location before accepting it.
“When they are ready to mobilize, construction drawings and more details will come through the town,” explained Crested Butte design review coordinator Molly Minneman. “So far, we have not received any indication of when they plan to start the renovation.”
